Payment Policy
Deposit Invoices are required to be paid with card. Your card will be stored securely with the credit card processor using the encrypted invoicing system. This card on file is for incidentals or unpaid reservation totals.
Refunds, Cancellations, or Early Departures
REFUND & CANCELLATION POLICY- Defined in your Terms and Conditions found on your invoice.
There are no REFUNDS or Pro-Rating after check in. Please plan your stay accordingly.

A NON-REFUNDABLE Deposit of $10.00 per day is required at the time of booking.

Your remaining balance is due on the day of your arrival. You may pay the remaining balance by SMS Link, Email, or in person at time of check in. Invoices for reservations will be sent the night prior to your arrival. (late arrival: SMS “TEXT” and Email Links are the only available payment option).

A Reminder notification for the remaining balance of your reservation will be sent on your arrival date.

You may cancel your reservation at any time prior to 5:00pm MST the day before your date of arrival, and the remaining invoice balance will not be charged.

NOTE: If you cancel on your day of arrival, you will be responsible for the remaining portion of your invoice, the card you provided will be charged.

Please note: If you have paid the invoice in full before your arrival date and then choose to cancel there are no refunds.
*Mechanical issues, weather, illnesses, medical emergencies, and deaths are not in the control of Trailer Village RV Park, therefore do not affect the policies defined above. Trailer Village may choose to honor payment for another date if a site is available, however, makes no promises or guarantees that the park can accommodate last minute changes to a reservation.
*Due to site variations: Your reservation may be cancelled by the park without refund if the guest arrives with a different size RV or different number of vehicles than stated at the time of booking. Trailer Village will always attempt to accommodate, but ultimately this communication falls on the guest prior to their arrival.

Monthly Deposit: $550 NON-Refundable deposit is required at the time of booking. 1/2 will be credited to the 1st month rate of $565 and 1/2 will be credited to the 2nd month rate of $565. If you leave early no portion of this deposit is refunded. You receive the entire deposit back as credit to your first (2 Months). *This is noted on your invoice as well.

The park is located 1 mile from Main Street (downtown Roswell) on the South side of HWY 380 (2nd St.)
Golf Carts/ UTV/ ATV
All motorized vehicles that fall under golf cart/UTV/ATV definitions, are not permitted to be driven around the RV Park. If the vehicle needs unloaded from a trailer or RV it must be off-loaded and remain parked within the site. If one of the motorized vehicles is street legal it is permitted to be driven to and from your site only, Regardless if it is licensed/plated it is not to be used for touring around the RV Park.
PET Policy - "There is no such thing as a bad pet, just bad pet parents"
*Failure to follow any of these rules may result in you leaving the park without refund, the choice is yours.
​-All PETS (including cats, pigs, chickens, lizards, or any other animal) must be kept on a leash if out side of the RV or travel vehicle. The leash must remain in your hand or across body if walking through the RV Park. The leash must be attached to something secure if being used as a lead while in the site.
​
-Electronic collar leashes/devices do not count as a leash.
​
-Use of the Dog Park is at your own risk. If you have a dog that can not be around other dogs do not use the dog park. Or exit the dog park prior to another individual entering with their animal.
​
-If you use the dog park your animal must be: Healthy, Spayed/Neutered, Shots up to date, Waste Picked up after.
​
-If your dog has Diarrhea and you are unable to clean it up with a bag, please use the water bowl in the dog park to repeatedly dowse the affected area (This is YOUR ANIMAL, not the park or other guests responsibility to remove the waste).
​
-DO NOT ATTACH LEADS TO: Electrical Pedestals, Water Spigots, or any other park property.
_If using a lead, make sure the animal is restrained to your site.
​
-No PETS are allowed inside facilities (laundry, bathhouse, Pool, clubhouse)
​
- Keep your pets under control, no excessive barking.
​
- CLEAN UP AFTER YOUR ANIMAL anywhere in the RV Park. (strictly enforced).
​
- No breed restrictions. However, NO Aggressive dogs will be tolerated, if your dog shows signs of aggression you may be asked to leave without refund. (this includes small dogs)
​
-Owner must be sitting outside with a restrained pet. Use of a lead or pet fence is not permitted if the owner is inside the RV.
​
-Dog bags provided by the RV Park are not to be used as your personal supply. These bags are there incase you run out while on a walk or while using the dog park facility.
​
-If you have pets please BE COURTEOUS to fellow RVers who do not have pets.
​
Amenities
The only thing that is guaranteed is your Full Hook Up RV Site. All Amenities the park offers are not guaranteed. The park works hard to ensure all facilities and amenities are in working order. But makes no promises as closure of facilities or amenities are typically only because of ACTS OF GOD or a guest has damaged park property to the point of forcing closure for repairs.

-Propane fill station is not available 24/7 as a Licensed pumper must be on site. (PICO is another propane facility that is located down the road from us if we are not available.)
Nightly guests have access to all amenities.
Monthly guests have access to everything but the bathhouse.

DO NOT SHARE YOUR CODES FOR POOL, BATHHOUSE, CLUBHOUSE, or WI-FI. Thank you for trying to be helpful, however, If a person on the property is permitted to use these facilities they will already have this information on their park map. Advise the guest to reference their check-in packet or speak to the office. Amenities and Facilities are for REGISTERED GUESTS ONLY.

Can I have visitors?
Yes! However, you are responsible and liable for your guests while on the property.
Guests need to park at the front of the park.
Guests are not permitted to use facilities in the RV Park if they are not paid registered guests.
Wristbands and Parking Passes
Pool bands are required to access the pool area: An individual in the pool area without a wrist band may loose pool access or leave the property without refund.

Wristbands are given to registered guests only.
​
Parking passes may be required during special events like UFO Fest or Air Races.
​
If you choose to have a guest visit you, Guest parking areas are located at the front of the park only. Parking within the park is for Registered guests only.
Can I have Deliveries to my site?
NO. All deliveries are to be made to the front office.
​
Amazon, Walmart, Sam's Club, Uber Eats, Uber, Pizza Delivery please meet drivers at the front office.
​
USPS Mail, Fed Ex, UPS are all delivered to the front office 9-5. Pick up for these items is from 9-5 everyday.
Gun Policy
Legal possession of weapons within your RV or vehicle are permitted.
Gun owner must abide by all state and federal laws.
A gun may not be brandished outside of the guests RV or Vehicle.
Use of a firearm in the park is strictly prohibited and will be grounds for immediate trespass from the property with notification to proper authorities.
Misc. PARK RULES
Quiet Hours: 10PM- 7AM

Camp Fires: No wood burning fires are permitted. Propane fire pits are welcome.
​
Electric Vehicle: No Charging
​
Clothes Lines: No clothes lines are permitted.
Sewer Rings: Are required by state law. Your sewer must thread in or press in tightly to form a sealed connection.
Monthly RV's: Must be 10 years or newer.
​
RV or Vehicle washing is prohibited unless you hire a detail company who brings their own power and water.
Rubbish: Place tied bag at the front of your site before 11AM, park staff will pick up your trash.
PROHIBITED TRASH: Mattress, TV, Appliance, Batteries, Paint, propane tanks, tires, e-waste, remodeling/construction materials.
-If you have items to dispose of that are prohibited you can take them to the city dump that is open 6-days a week.

RV's: Only RVIA Certified vehicles permitted, no "Home made units", No FEMA trailers.
​
Vehicles: Communicate how many vehicles in your party at the time of booking.

Smoking Policy
Smoking of any substance or device is NOT PERMITTED within any indoor facility on the property.
​
Substances that are LEGAL Federally are permitted to be smoked outside of your RV or personal vehicle.
​
Substances that are NOT LEGAL Federally are not permitted to be smoked anywhere other than inside your RV or Personal Vehicle.
​
ILLEGAL Substances are not permitted to be smoked or consumed at anytime while staying on park property. If Emergency services involvement are required for you while staying at the park due to ILLEGAL SUBSTANCES you may be trespassed and your reservation may end early without refund.
​
In addition, any person caught selling any consumable substance will be turned into authorities and trespassed from the property without refund.
​
Alcohol consumption is permitted within the park. Guests must abide by all local, state, and federal laws regarding alcohol.
​
If staff has to become involved in a guests stay due to an alcohol related incident the entire party may be trespassed and reported to authorities.
​
Drink responsibly.
Park Speed Limit
5MPH or Idle through the park.
​
Guests who fail to follow the posted speed limit may find their stay ends early without refund.
